USING CLASS AA REGULATIONS TO MAXIMISE SPACE

SURREY

The Brief:

This bungalow in Surrey is being transformed under Permitted Development into a 4-bedroom house. The new Class AA Permitted Development regulations, brought into effect on 31 August 2020, permit the addition of one more storey to bungalows and up to two more storeys to houses, dependant on certain criteria. 

The Architectural Design & Structural Engineering:

The owner purchased this bungalow prior to the announcement of the Class AA regulations and, at this point, we could only gain permission to develop the property into a standard chalet bungalow. Immediately seizing the opportunity to benefit from the Class AA regulations, we have been able to further develop the property beyond the size of a chalet bungalow, keeping largely to the same footprint but benefiting from far more useable space upstairs.

 

In accordance with Class AA guidance, we have used specific design elements to retain some of the original property features, such as keeping the roof in the same style.

 

The Result:

The original two-bedroom property will become a four-double bedroom spacious home, with two ensuite and family bathroom. Downstairs the hallway will be opened up to accommodate the new staircase and lead on to a large open plan kitchen-diner and living area, a second reception room and a separate home office.
