REAR GROUND FLOOR EXTENSION & REMODELLING

The Brief:

What a transformation! The owners of this detached property in Woking, Surrey wanted to completely overhaul their home to create an open, modern, family-friendly space. 

 

 

The Architectural Design & Structural Engineering:

The overall aim was to open up and increase the existing footprint, while keeping structural work to a minimum, to provide more usable family space and a better flow between the rooms. Aesthetically, we sought to bring a modern finish to both the interior and exterior.

 

The addition of a ground-floor extension to the rear of the property provided ample space for a large open plan kitchen with dining and living area, and a separate utility room. The built-in bay window to the living area offers increased usable space and an attractive outlook over the garden. Careful consideration was given to the design of the utility room and kitchen to ensure no returns are visible and this enabled us to keep any costly structural modifications to a minimum.

 

The former downstairs bathroom was reconfigured to create a smaller downstairs WC and the existing first floor lading was removed to create an open and impressive double-height entry hall, with new Velux windows.

 

On the first floor the existing family bathroom was removed and converted into a new spacious guest room. A new family bathroom was then positioned centrally to the home and adjacent to it is the ensuite for the master bedroom. The internal drainage for both bathrooms was cleverly hidden behind full height units downstairs to ensure it is not visible and intrusive

 

To the exterior of the house, all the former tile hangings and brickwork were replaced with contemporary larch cladding to the front and textured off-white render elsewhere, providing a contemporary finish with a high amount of kerb appeal. Playing to the southerly aspect, we included high-level roof windows to the front of the home, configured to capture maximum sunlight. Finally, we ensured that all roof drainage is positioned to the side of the house, with no visible downpipes on the rear elevation to the new extension, keeping the design lines absolutely clean.

 

The Result:

An open and extended modern 4-bedroom home, offering spacious accommodation and a master ensuite, with contemporary open plan living and an attractive exterior finish. The owners are delighted with the result.
